Late to this but it’s worth having on your long-term radar. There will be a big tiering between:
-“Pasadena” (quickly snapped up by rich Millennials)
-“Cobb/Gwinnett” (potential for transformative redevelopment)
-rural Midwest/Northeast (abandoned)

I’d add that return assumption surveys at the end of the 1982-2000 bull market were also 17%. Since yearend 1999 the S&P 500 compounded at 7.6% nominal and 5.4% real. It’s taken the returns of the past few years to get up to these numbers. Most of the past two decades were lower.
